No cold form-fills. REHL only routes leads whose Heat score crosses the warm threshold and whose buying intent is documented in real signal data — saved listings, pre-qual progress, agent meetings.

Each lead arrives with target budget, target neighborhoods, agent already engaged, recent activity timeline, and any prior lender contact. You skip the qualifying call and go straight to scenario.

Settlement-service compensation arrangements are negotiated per partner and reviewed by counsel for RESPA Section 8 and state-rule compliance. The Conduit dashboard surfaces what you owe and what you've earned, fully audited.

Step 01

REHL routes a warm buyer to you

When a REHL agent works a lead to pre-qual stage, the lead surfaces in your Conduit inbox with the full activity history attached.

Step 02

You acknowledge within your SLA

Accept the referral, mark as 'contacted' once you reach the buyer, then 'qualified' once they pass your underwriting prep. Each step writes to the Relay audit log.

Step 03

Close the loan

When the loan funds, mark closed in Conduit. Any compensation between REHL and your firm runs through the partner agreement, structured under counsel for RESPA + state-rule compliance.

Step 04

Earn agent trust

Your acknowledgement speed, contact rate, and close ratio are surfaced to brokerage admins. Top performers get the most referrals.

Conduit's compensation model is set in each partner's onboarding agreement, structured to comply with RESPA Section 8 and applicable state settlement-service rules. We do not publish referral or closing fees on this page.

Typical structures we discuss in onboarding: bona-fide marketing service agreements; subscription access to the Conduit dashboard; rev-share where regulatory and contractual structures permit. All terms reviewed by counsel before execution.
