Inspection, appraisal, financing, title, walk-through. Add a contingency and REHL dates it from the acceptance date using your brokerage's own offsets, then rolls the landing off weekends and federal holidays the way the contract's time paragraph requires. A date you type yourself always wins.

Why the wording is careful

REHL is not a law firm and nobody here is admitted anywhere. Software that works out what a specific contract legally obliges you to do is giving advice, and that is the part a non-lawyer may not do. So the checklist names what a transaction of this kind usually needs in this state, and your broker confirms the deal in front of you.

Why that is still worth having

Almost nobody misses a document on purpose. They miss it because nothing was tracking the general case against the specific file. Naming the general case is the useful part, and it is the part we can do honestly. A vendor telling you what your contract requires is telling you something it is not allowed to know.
