Stages, parties, and the deal timeline

The Transactions board groups your deals by stage. Open one and you get the numbers, the people, the contingencies, the documents, and an activity log.

The stages

  • Draft, Active, Under contract, Inspection, Appraisal, Financing, Clear to close.
  • Then one of three endings: Closed, Cancelled, or Expired.

You are not locked into an order. Move a deal to whichever stage describes it. Marking it Closed stamps today as the actual close date. Marking it Cancelled records the date and the reason you type. The three endings are one way: once a deal is Closed, Cancelled, or Expired, REHL will not move it back to a working stage.

Adding the other people

  1. Open the deal and use Add on the Parties card.
  2. Pick the role: lender, title company, escrow, attorney, co-op agent, co-op brokerage, inspector, appraiser, insurance agent, home warranty, transaction coordinator, or other.
  3. Add their name, company, email, phone, and license number. Edit or remove any of them later.

Every change you make writes a line to the deal's Activity log: the stage change and who made it, each party added, each contingency added or satisfied. It is append-only, so it is a record rather than a notes field.

What does the commission card show?

Projected against actual. The projection comes from the contract price and your commission rate on the deal. It is a working number for your pipeline, not an accounting record.

Does the transaction know about the lead it came from?

Yes, if you started it from a lead or a listing. The deal keeps that link, so the lead's documents and the deal's documents are the same set. Starting from the New transaction form makes a standalone deal with no lead attached.
