The Buyer Agency Agreement audit

Since the NAR settlement took effect, an agent showing a buyer MLS properties needs a buyer agency agreement first. The BAA audit is the one screen that tells you where you stand across your whole pipeline.

What it lists

Every buyer lead still in your pipeline, with the state of their agreement and, where one exists, how many days until it expires.

  • Missing: no agreement has been sent.
  • Awaiting signature: sent, not signed yet.
  • Active: signed and in date.
  • Expiring soon: signed but inside the warning window.
  • Expired or declined.

What you can do from it

  1. Filter to a state, for example Missing or Expiring soon.
  2. Click Send on a row to generate and send that buyer's agreement for signature.
  3. Click a name to open the lead record.
  4. Download the CSV when your E&O insurer or your broker asks for evidence.

The agreement goes out under your brokerage's name and postal address, not REHL's. It is your brokerage's legal document.

Do I need to be an admin?

No. Any seat can open it. What you see follows your brokerage's lead visibility setting, so an agent sees the buyers they can see and an admin sees the whole office.

Why is a buyer missing from the list?

The audit covers leads still in the pipeline. A lead marked closed, won or lost, drops off it.
