Reports: funnel, source ROI, and pipeline forecast

Reports is one page with three reports on it. There is nothing to schedule, generate, or wait for: open it and every number is computed from your pipeline as it stands right now.

Conversion funnel

Leads created in the window, and how far each one got: captured, contacted, engaged, appointment, closed. A lead that reached a later stage is counted in every earlier stage too, so the funnel never widens as it goes down.

Source CAC and ROI

One row per acquisition source: leads, closings, conversion, cost, cost per lead, the commission actually won, the open pipeline that source is carrying, and the return on it.

Cost is the Monthly spend you enter on each connector in Sources, plus measured REHL AI spend. Ad spend is not pulled from your ad accounts automatically, so a source you pay for shows its true cost only once you enter its spend in Sources. Spend is prorated to the report's window at your current monthly rate: there is no spend history yet, so if you changed a connector's spend partway through the window, the new rate applies to all of it. Each connector's spend lands in the same row as the leads it brings in. Zillow and Realtor.com each get their own row, and a Zillow lead counts there whether it came from your Zillow connector or a forwarded Zillow email. Leads that come from Facebook, Google and your other ad connectors share one source row, paid ads. A source with no spend entered reads "not tracked yet" instead of being shown as free, and until you enter it, that source's CAC reads too low and its ROI too high, because ROI divides value by cost.

Pipeline forecast

Expected closings over the horizon, worked out from each open lead's temperature band and your own brokerage's history of how often a band closes and how long it takes. Open the Method and assumptions panel to see whether a band used your history or a fallback estimate.

Why is projected value blank?

Because value needs a price. If no open lead has pre-qualification price data yet, REHL will not invent one. The expected closings count still works.

A source shows no ROI at all. Is that bad?

Not necessarily. If you spent money and deals from that source are still open, REHL withholds the number instead of showing a loss, because a closing takes 30 to 60 days and "too early to tell" is not the same as "this channel returns nothing". You only see a negative return once nothing is left in flight.

Can I export or email a report?

Not from this page. Reports is a live read. The BAA audit has its own CSV download, and Sources has per-connector detail, but there is no scheduled or emailed report today.

Reports reads across the whole brokerage, so it needs an Admin seat. On an Agent or Viewer seat the page loads but shows a sign-in message instead of numbers.
